The Ventura MLS shows the number of homes sold in January is down from December while the price per square foot is trending up.

The number of condos sold has been on a downward trend since October – from 24 in October to 16 in January while the price per square foot is up from $176 to $219.

According to data from the Oxnard MLS, number of homes sold in Oxnard in January is way down from December and nearly 50% from January ‘09. The price per square foot is holding rather steady.

There is a dramatic drop in the the number of  condos sold – over 1/2 from December. The price per square foot shows a downward trend from October and November.

The Camarillo MLS shows that in January, there are approximately 50% fewer number of homes sold than in December. Overall, the price per square foot is also less than in December.

The number of condos sold has see-sawed since last Spring – up, down, up, down.  The price per square foot is seeing an upward trend.

Ventura homes sold and Ventura condos sold are from the Ventura MLS listings. The numbers for single family homes spiked in October, declined in November and increased in December. Price and price per square foot increased.

Condos sold have similar numbers for October, November and December along with price and price per square foot.

Oxnard homes sold and Oxnard condos sold are from the Oxnard MLS listings. Single family homes shows increased activity over November; October spiked. Price paid and price per square foot are holding steady.  Condos show an increase in numbers in December, similar price point and similar price per square foot.

Camarillo homes sold and Camarillo condos sold from the Camarillo MLS listings shows that October numbers spiked, November declined and December is on the rise. For single family homes, the sold price and price per square foot are holding steady, while for condos they are the same as November.

Ventura homes that sold (closed escrow) in November showed a powerful jump in pricing for the entry level marketplace. We suspect most of this activity was the desire to take advantage of the $8,000 tax credit for first time buyers. Here are the hard numbers for homes sold and for condos sold.

Price per square foot for Oxnard condos sold taken from the Oxnard MLS listings is trending upward from the lowest in March ‘09 at $132/square foot to $155/square foot last month.

Camarillo homes sold from the Camarillo MLS listings is holding steady these last few months in regards to the sold price and price per square foot.

Camarillo condos sold from the Camarillo MLS listings for November shows a similar sold price and price per square foot as November ‘08.

The Ventura homes sold and condos sold are seeing a steady number of condos sold but the price per square foot has dramatically decreased since May 2008. The number of single family homes sold jumped up in October – probably due to the rush of first time home buyers taking advantage of the $8,000 tax credit that was scheduled to expire end of November.
