Can all time low interest rate sustain real estate market ferver?

Interest rates are at an all time low of 4.57% for a 30 year, fixed rate loan according to a recent survey by Freddie Mac.

But now there is much speculation if this fabulous interest rate will keep the housing market at the fever pitch it was prior to the April 30th deadline for first time homebuyers to enter into escrow to receive the $8,000 federal tax credit.

Beginning this month, we’re adding graphs to our statistics so you can quickly see the price trends for Ventura, Oxnard and Camarillo.

Check out the quarterly graphs for single family homes and condos for the past 3 year history (longer term trends) plus the current 12 month time span (more volatile) charts. The graphs are in Adobe pdf format.

Ventura homes in escrow (pending) for April

The number of homes in escrow in Ventura for April 2009 is similar to April 2007, while 2010 jumped markedly from 2009.

Oxnard homes in escrow (pending) for April

The number of homes in escrow in April 2007 to April 2008 more than doubled; while 2008 to 2009 increased about 30%; and 2009 to 2010 is back to the April 2008 level.

Camarillo homes in escrow (pending) for April

The number of homes going into escrow in Camarillo for the month of April 2010 is the same as for April 2009 while both are way up from 2008 and 2007.

Ventura homes sold in April from MLS

The number of single family homes sold in Ventura in April is maintaining with an upward trend; the price per square foot is slowly increasing over the last 16 months.

The number of condos sold in Ventura is way up! The sold price is upward and the price per square foot is similar to April 2009.

Oxnard homes sold in April from MLS

The number of single family homes sold in April in Oxnard is on the rise since January. The sales price is a bit downward since January; the price per square foot is steadily increasing since Spring 2009.

The number of condos sold in April is trending downward; the number of D.O.M. (days on the market) is trending downward since the first of the year; the price per square foot is holding steady.

Camarillo homes sold in April from MLS

The number of single family homes sold in Camarillo is way up; the number of days on the market (D.O.M.) is on a downward trend and the price per square foot is holding steady, trending upward.

The number of condos sold for the month of April shows a strong Spring. The D.O.M. is increasing and the price per square foot is staying strong.

Ventura homes sold in March from MLS

The number of single family homes sold in Ventura in March is markedly up. The sales price was moving upward through February but declined in March. The price per square foot has a slightly upward trend while the days on the market is holding steady with a one month spike in February. This data is taken from the Ventura MLS.

The number of condos sold in Ventura in March is down while the sales price, days on the market and price per square foot is upward. This data is taken from the Ventura MLS.
