Real estate activity for May for Ventura, Oxnard and Camarillo

The percentage of single family homes that were distressed sales in the month of May are:

Ventura – 37%

Oxnard – 67%

Camarillo – 44%

Quarterly graphs for 2nd quarter will be published in early July.

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

  • 12 month graph
  • Ventura is trending upward to $430k; Oxnard is holding steady in the $290s; Camarillo peaked last Fall and is now on a downward trend in the high $400s to $500k.

Sold prices – Condos in Ventura, Oxnard, Camarillo:

  • 12 month graph
  • Ventura peaked in December and January in the $240s, now in the low $200s; Oxnard peaked last Fall at about $230s, now in the $170s; Camarillo peaked in November and December at $310k, turned downward to March at $240s, and now trending up to $270s.

Foreclosure activity in Ventura County shows most NODs become NTSs

Back in the early 90s, the number of Notice of  Defaults (NODs) were about twice that of the Notice of Trustee’s Sales (NTSs) and the Trustee’s Deeds were 1/3 to 1/2 of that. That pattern went on for years but now we’re seeing a shift. The NODs are down, most NODs go to a sale date and 50 – 70% either go back to the lender or are bought by an investor at the auction.

Currently, the number of NODs for April (410) is way down from March (546) but is the same as February.

Real estate activity for April for Ventura, Oxnard and Camarillo

The percentage of homes that were short pays in the first quarter of 2011 are:

Ventura – 20%

Oxnard – 26%

Camarillo – 25%

Sold prices – Single family homes in Ventura, Oxnard, Camarillo: Ventura, Oxnard and Camarillo mirror each other for the past 3 months – a bit upward from February to March with April trending downward.

Sold prices – Condos in Ventura, Oxnard, Camarillo:

Numbers sold – Single family homes in Ventura, Oxnard, Camarillo: Ventura is moving upward, Oxnard is a bit in the rise and Camarillo is trending downward.

Ventura County foreclosure activity increased in March but decreased 1st quarter

Looking at one month of foreclosure activity for Ventura County shows a different skew than the longer term trend of the quarterly reports of the last few years.

Foreclosure activity for March on the monthly graph shows an increase over February. Compare that foreclosure activity to the 1st quarter results for 2011 and you’ll see some fluctuation but an overall downward trend for the last 18 months.

March real estate activity for Ventura, Camarillo and Oxnard from the MLS

Real estate activity for Ventura, Camarillo and Oxnard comprises two elements: Sold prices and the number of homes sold. Check out the following charts  and data – Sold prices of Single Family Homes is up slightly whereas the number of homes sold in Camarillo has jumped!

 

 

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

Sold prices from the quarterly perspective is rather flat line and turning downward. Whereas, there is a small swing upward from February to March.

Sold prices - Condos in Ventura, Oxnard, Camarillo:

Sold prices from the quarterly perspective is trending downward for all 3 cities and especially so for Camarillo that rolled over since December 2010.

The number of homes sold on the quarterly perspective overall is downward. But when you look closeup at the 12 month graph, Camarillo is  screaming  up!

Foreclosure activity declining for Ventura County for start of 2011

Foreclosure activity for January was showing a downward trend. Check out the continuing declining trend of  foreclosures for February on this 12 month graph.

The quarterly trends will be updated after the end of first quarter ending in March.

January real estate activity for Ventura, Camarillo and Oxnard from the MLS

The monthly chart shows sold prices are softer year over year for all three cities while comparing January of 2011 with December 2010 – Ventura remains unchanged and Camarillo and Oxnard have softened.

Sold prices for condos in the three cities remains practically unchanged year over year and for January compared to the previous month of December.

Year over year shows an increase for Camarillo while Ventura and Oxnard remain steady. Comparing one month of activity shows the number of homes sold in all three cities is softer for January as to December.

Here you’ll find quarterly and monthly real estate activity in chart form for homes sold in Ventura, Oxnard and Camarillo and also the data particulars for each city. All data is taken from the Ventura MLS, Oxnard MLS and Camarillo MLS.

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

Note how the quarterly trend lines parallel each other for the three cities since 2007. Sold prices for homes are going up in Camarillo and down in Ventura while Oxnard remains steady. The monthly chart shows the volatility of sold prices in Camarillo and a downward price trend for Ventura.

Fourth quarter shows a slight trending up for all three cities for sold prices for condos.

Quarterly – Oxnard shows the strongest decline in number of homes sold since the last quarter of 2008. Month to month shows Camarillo spiking up in number of homes sold.

Comparing fourth quarter for number of homes in escrow to past years shows Ventura is down a bit from 2008 and 2009; Oxnard is substantially down and Camarillo is markedly down from 2009 but matching 2008.

Ventura County Foreclosure Statistics for November

Foreclosure stats are in for November for Ventura County. The quarterly graph tracks foreclosures since March of 2005. Check it out!

The 12 month graph shows the Notice of Default trending upward a bit while the Notice of Trustee Sales jumped from 407 to 578 in November. The Trustee’s Deeds (REOs) are trending slightly downward.

November stats are in for Ventura, Oxnard and Camarillo

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

  • Quarterly there is a slight downward trend for Camarillo and Ventura while Oxnard remains unchanged. Monthly Ventura has more temperate see-sawing of prices in the $420s while Camarillo is more pronounced now in the $560s. Oxnard holds steady at $315k.

Sold prices – Condos in Ventura, Oxnard, Camarillo:

  • Quarterly both Camarillo and Ventura show a downward trend while Oxnard remains relatively constant. Monthly Ventura is trending downward to about $200k; Oxnard has a strong pull upward at about $235k; while Camarillo is swinging upward at about $310k.

Numbers sold – Single family homes in Ventura, Oxnard, Camarillo:

  • Quarterly all three cities show a downward trend. Monthly Ventura is trending up at 49; Oxnard is trending downward at 76 and Camarillo has leveled out but downward at 36.
