Sale numbers and price points for December – a mixed bag

December home sales numbers have continued to spike upward for Ventura, Camarillo and Oxnard.

But single family home price points decreased in December for Ventura and Camarillo with Oxnard remaining steady.  Condo price points for the 3 cities are mixed.

Because monthly reports for prices tends to be volatile, I like to see what the quarterly trend lines show. Now that December’s in the books, Ventura and Camarillo price points are still trending upward while Oxnard is trending down.

The percentage of single family homes that were distressed sales in the month of  December are:

Ventura – 49%      Oxnard – 51%      Camarillo – 45%

Sold prices show mixed bag in November

November home sales numbers continued to fall in Ventura and Camarillo with a slight uptick in Oxnard.

Single family home price points increased for Ventura and Camarillo and Oxnard remains steady; but condo price points for Ventura are softening while Oxnard had a modest increase and Camarillo bounced back up.

Because monthly reports are more volatile, I’m waiting for December’s numbers so we can see how the broader trend looks for the last quarter of 2011.

The percentage of single family homes that were distressed sales in the month of  November are:

October home sales and price points

October home sales numbers show a continued sharp slow down in Oxnard and also (but not as intense) slow downs for Ventura and Oxnard. As we start to head into the holiday season we traditionally see sales activity begin to moderate.

Single family home price points for Camarillo stabilized in September and October and Ventura saw an increase, but condo price points appear to be softening.

The percentage of single family homes that were distressed sales in the month of  October are:

Ventura – 41%      Oxnard – 64%      Camarillo – 48%

Real estate housing market Q3 and September results for Ventura, Oxnard, Camarillo

A new feature of trendlines has been added recently to the three 12 month graphs to give a quick visualization of the numbers sold and the sold prices in Ventura, Oxnard and Camarillo.

Trendlines and real estate activity for August in Ventura, Oxnard, Camarillo

A new feature of trendlines has been added this month to the three 12 month graphs to give a quick visualization of the numbers sold and the sold prices in Ventura, Oxnard and Camarillo.

Also featured is the percentage of single family homes that were distressed sales in the month of August are:

Ventura – 51%      Oxnard – 57%      Camarillo – 22%

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

  • 12 month graph – The trendline for Ventura is just above $400k, Oxnard is steady at $300k but bumped up to $315k in August, and Camarillo has been slowly trending downward toward $450k but bumped up to $515k in August.

  • 12 month graphThe trendlines for both Ventura and Camarillo are slowly trending  downward, with Oxnard relatively unchanged.

Real estate activity for July for Ventura, Oxnard and Camarillo

Prices for single family homes sold in Camarillo are trending downward; while the number of homes sold for Ventura has broken the 12 month high.

The percentage of single family homes that were distressed sales in the month of July are:

Ventura – 41%      Oxnard – 59%      Camarillo – 41%

All data is taken from the Ventura, Oxnard and Camarillo MLS.

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

  • 12 month graph – Ventura has been hovering at ± $400,000 for last 8 months, Oxnard is steady as a rock at $300,000, Camarillo has been hovering at $500,000 – now trending toward $450,000.
  • Quarterly graph ending 2nd quarter – Ventura is on the increase, Oxnard remains unchanged and Camarillo shows a slight decrease in sold prices.

Sold prices – Condos in Ventura, Oxnard, Camarillo:

  • 12  month graph – Ventura has been see-sawing between $200 to $225,000, Oxnard is holding between $175 to $200,000, Camarillo prices were on the upswing from March (at $250k) to June (at $300k) while July shows a slight decrease.
  • Quarterly graph ending 2nd quarter – Ventura shows a slight decrease, Oxnard a modest decrease and Camarillo a slight increase in sold prices.

Numbers sold – Single family homes in Ventura, Oxnard, Camarillo:

  • 12 month graph – Ventura broke through to the highest number in over 1 year; Oxnard is rebounding back to 80 mark; Camarillo has vigorous see-sawing between 35 – 60/ month. June was 60 while July is 40.
  • Quarterly graph ending 2nd quarter – All are trending upward for number of homes sold.

Real estate activity for May for Ventura, Oxnard and Camarillo

The percentage of single family homes that were distressed sales in the month of May are:

Ventura – 37%

Oxnard – 67%

Camarillo – 44%

Quarterly graphs for 2nd quarter will be published in early July.

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

  • 12 month graph
  • Ventura is trending upward to $430k; Oxnard is holding steady in the $290s; Camarillo peaked last Fall and is now on a downward trend in the high $400s to $500k.

Sold prices – Condos in Ventura, Oxnard, Camarillo:

  • 12 month graph
  • Ventura peaked in December and January in the $240s, now in the low $200s; Oxnard peaked last Fall at about $230s, now in the $170s; Camarillo peaked in November and December at $310k, turned downward to March at $240s, and now trending up to $270s.

The percentage of homes that were short pays in the first quarter of 2011 are:

Ventura – 20%

Oxnard – 26%

Camarillo – 25%

Sold prices – Single family homes in Ventura, Oxnard, Camarillo: Ventura, Oxnard and Camarillo mirror each other for the past 3 months – a bit upward from February to March with April trending downward.

Numbers sold – Single family homes in Ventura, Oxnard, Camarillo: Ventura is moving upward, Oxnard is a bit in the rise and Camarillo is trending downward.

March real estate activity for Ventura, Camarillo and Oxnard from the MLS

Real estate activity for Ventura, Camarillo and Oxnard comprises two elements: Sold prices and the number of homes sold. Check out the following charts  and data – Sold prices of Single Family Homes is up slightly whereas the number of homes sold in Camarillo has jumped!

 

 

Sold prices – Single family homes in Ventura, Oxnard, Camarillo:

Sold prices from the quarterly perspective is rather flat line and turning downward. Whereas, there is a small swing upward from February to March.

Sold prices - Condos in Ventura, Oxnard, Camarillo:

Sold prices from the quarterly perspective is trending downward for all 3 cities and especially so for Camarillo that rolled over since December 2010.

The number of homes sold on the quarterly perspective overall is downward. But when you look closeup at the 12 month graph, Camarillo is  screaming  up!
