REO auctions – good deals??

It’s late Friday afternoon (yesterday) and I’m clearing out old paperwork that inevitably stacks up on the counter behind my desk, when I stumble upon a ripped out page from an auction catalog from earlier this year. Wow – look at those great deals!

I’d been curious last March to see what the ultimate results would be from those “great deals” so I’d ripped out the page and promised myself that someday I’d check out the final bid prices to see what really transpired on each home.

I’d circled the bid items for our local towns in Hueneme, Ventura, Camarillo and Oxnard – what did I discover yesterday on those homes?

First, here’s the page I ripped out:

Auction – color (1.1 Meg for high speed internet)

It would appear the only property that sold at auction was the townhome at 5191 Bienville Walk that closed escrow for $147,000. That was good value because other similar homes in that complex have closed escrow from $157k up to about $188k, depending on location in the complex, amenities, etc.

But all the other homes apparently didn’t fetch high enough prices at auction because ultimately they were sold the old fashioned way – listed by the lender with a local broker and sold on the open market between a willing and able buyer and seller.

So – what did all those “great deal” properties ultimately sell for? Here’s the real scoop:

Auctions are fun to attend, have lots of hype and noise, but it’s kind of like winning the lottery – not many people do it!
